For realtors
A builder your buyers can call before they commit.
Every agent has stood in a kitchen with a client who asks what it would take to open the wall, add the suite, or save the house at all. We can answer that, on the spot, in plain language. Since 1979 we have built and renovated houses across Birmingham, Bloomfield Hills, Franklin, and Detroit, and we have walked through a great many more.
This page is an offer to the agents we work with, and to those we would like to: a builder’s eye when a buyer is weighing a serious project.
A walkthrough before the offer
During a showing or the inspection period, we walk the house with your buyer. What the structure will allow, what is hard and why, a rough order of cost, and the two or three things we would look at closely before closing. An hour, usually, and a clearer buyer at the end of it.
A conversation about the vision
For a client who has just closed, or is about to: a sit-down about what the house could become, what to do first, and how to phase it so the family can live there while it happens. We are happy to meet at the house or at the kitchen table.
An honest answer, including no
We are not inspectors and we do not replace one. We are also not selling anything in that room. If a house is the wrong house for what your client wants, we will say so, in front of you, and your client will remember who told them.
How it works
Start with a call. If the fit is right, we will meet your client at the house.
A walkthrough or first conversation is not billed, and it does not commit your client to anything. We do ask that the project be of the scale we build: a whole-house renovation, a significant addition, or a new house, in the communities where we work. A ten-minute call up front tells us both whether it makes sense.
We work best with a few days’ notice and are often able to move faster during an inspection window.
If you are a buyer reading this, ask your agent whether they have worked with us; many have. And if you are an agent we have not met, we welcome new relationships and are glad to connect when the fit is right.
